With condos and homes sitting on the market for longer and not selling for the desired asking price, many sellers are requesting that their Realtor &#8220;cut&#8221; their commission on the listing side. If you find yourself asking for a reduced commission, read the following before talking to your Realtor.</p>
<p>1. Would you ask your hairdresser to reduce their cost for cutting your hair or ask your lawyer to reduce their fee? Don&#8217;t forget that your Realtors career is to trade in real estate and they are considered an expert in their field.</p>
<p>2. By asking your Realtor to reduce their commission for selling your condo or home, you are essentially asking for a minimal service. At a reduced commission, your Realtor will probably be less inclined to hold open houses, provide marketing material or have professional photos taken. These simple tools can help accelerate the sale of your home by providing maximum exposure and help you get top dollar. In the end, you get what you pay for.</p>
<p>3. Don&#8217;t forget that the commission you are paying your realtor is not the actual amount they will be receiving. There is a huge misconception that Realtors make tons of money. Real Estate brokerages take a percentage of that commission, with some as high as 50% depending on the program your Realtor is on.</p>
<p>4. Your Realtor will spend a lot of their own money and time helping to prepare your home for sale. Getting professional photos, floor plans, internet marketing and brochures made up all costs money. Your Realtor may spend thousands of dollars and a lot of their time preparing your home for sale with no guarantee that they will make commission if the home does not sell or that the seller will change their mind.</p>
<p>By hiring a professional Realtor to sell your home, you are paying for a professional service. It is important to interview a few potential Realtors to see which one is best suited for your needs. Compare selling strategies and ask what is included in their commission that they are charging. The most important element when choosing a Realtor is that you feel comfortable with him or her and that they give you the confidence that your home will be sold quickly and smoothly.</p>

			<content:encoded><![CDATA[<p>Every man dreams of his own home but often the increasing price of real estate and the difficulty to obtain a home loan works as a wake up call. However, for those of us who might find it difficult to buy a house there is always a second way of owning one without buying. Yes, I am talking of lease. Lease is probably one of the easiest ways to get a house of your own without buying it and in most cases the financial burden is relatively low. Having said that, we also need to understand that the situation varies from person to person, while leasing is one of the easiest and most convenient options for most people, there are other people who find it beneficial to buy a home.</p>
<p>A leasing contract grants the borrower to a real estate property. The financial institution either owns the property or purchases it and remains the worthy owner of it till the borrower decides to purchase it. In the meantime the monthly produced payment works exactly like rent payments but when the borrower decides to purchase the real estate property, these payments become a part of the purchase price.</p>
<p>In terms of monthly payments leasing is often more appropriate and affordable compared to replaying a home loan. Lease with option to buy allows the buyer to decide whether he wants to buy the property by paying a lump sum at the end of the contract period or if he would like to let it go. This method is actually financially easier for owning a house compared to buying it outright with a mortgage liability.</p>
<p>Besides the financial advantages, leasing is also suitable for people who would like to move around and are not sure if they are going to stay at the same place for ever. They can easily leave the property at the end of their lease period or continue to retain it if they decide to stay back. Also, leasing provides a trial run for the property. If you stay at home under lease you get to know it and understand if the property suits you, if it doesn’t you can let it go at the end of lease period and if you like it you can buy it. However, when you buy a property outright, you don’t get the option to use it and understand the advantages and disadvantages of it.</p>
<p>Lease with option to buy is often a good protection against inflation. If you cannot afford to buy a home now you can always take it on a lease with option to buy. In this type of agreement the price of the property is decided and fixed, so even if you decide to buy the property at the end of the property you pay the price decided at the time of the contract and not really the current price that would most like inflate to grate extent during the lease period.</p>
<p>With all these options more and more people are going for lease and lease with option to buy to get their own homes rather than buying them outright and shouldering the mortgage liability. With the changing scenario in the real estate market even luxury homes and townhomes are also available for lease and it makes life so much easier for all of us who dream to own a home of our own.</p>

			<content:encoded><![CDATA[<p>When you are selling real estate, what should you say in your flyers, advertisements and listings? Almost everything. Okay, not your motivations, how low you will go on the price, or anything else that will hurt your negotiating position. But everything else.</p>
<p>Think about this for a moment. Do you like shopping where there are no prices on the products? Of course not! And if you saw a list of vacation packages, and some neglected to name the destination, you might pass over those ones, right? It is no different in real estate.</p>
<p>So why do real estate agents advertise homes with no price, and sometimes trick people into assuming a home is in a town, by failing to say where it is? Are these good techniques for selling real estate? Perhaps for the agent, but not for the owners of the properties.</p>
<p>You see, the agent is hoping to get curious people to call. He doesn&#8217;t care if a $120,000-buyer is calling on a $250,000 home that listed no price. Once he has him on the phone, the agent hopes to sell him any house he can. If a buyer calls, thinking a home is in town, so what? He can be steered to one that is.</p>
<p>Meanwhile, the poor sellers have the real potential buyers skipping over the ads for their homes. Many people like myself won&#8217;t waste time on misleading ads, or those that list no price. There are enough other homes with prices and decent information to look at.</p>
<p>Okay, you can see that for selling real estate, more information may be better. Buyers know that you either have something they might want, or they don&#8217;t waste your time. They pre-qualify themselves for you. What should you let them know then? At least the following.</p>
<p>Information To Give When Selling Real Estate</p>
<p>You should always mention the price and terms in any written information, as well as the location, style, square footage, number of bedrooms and bathrooms and school district. Look at what others are advertising, and opt for as much information as you can fit in a given ad or listing.</p>
<p>In addition to this information, have more information ready for interested buyers. Your goal here is to take away as much uncertainty as possible. For example, if the buyer have to replace the roofing in a year or two, get a quote. A buyer may be okay buying a home with a poor roof, but walk away if the cost of this is unknown. Uncertainty kills interest.</p>
<p>I once bought a piece of land, and then sold it for 35% more a month later. I am convinced that what helped sell it was marking the property lines and outlining where a driveway could go. I spent a dollar for spray paint for this project. When I bought the property, it was difficult to see where the property lines were. People like to know what they are getting.</p>
<p>Are you selling real estate that has problems? Hiding problems can be illegal as well as unethical. A better idea is to either resolve them, or get quotes on what it will cost to resolve them. Generally, a buyer is less frightened by the prospect of paying $2,300 for new carpet than by the prospect of paying an unknown amount for it.</p>
<p>This probably fits your own experience, doesn&#8217;t it? You want information when you buy anything. We will always pay something more for less uncertainty. Every buyer will, so have that information ready when selling real estate.</p>

<p>Iowa</p>
<p>Iowa is known for predominantly being a farming state and some people might view this as a bit boring. Such an assumption would be incorrect as Iowa has a lot to offer in other areas including museums, historic sites, river sports and a good bit of fun on large casino gambling boats. Iowa definitely provides for slower pace of life, but that isn’t so bad in these hectic times.</p>
<p>Iowa City</p>
<p>Home to the University of Iowa, Iowa City has a definite college town atmosphere. Outdoor cafes litter the city and as do collections of coffee shops and odd little stores. Walking in Iowa City is highly recommended. You can expect to stroll through tree-lined streets full of families and students casually getting on with their day.</p>
<p>Des Moines</p>
<p>The capital of Iowa, Des Moines is located near the merge of the Raccoon and Des Moines rivers. The city isn’t so notable for its attractions as it is for a general atmosphere. Set on rolling hills, many of the neighborhoods are of the traditional white picket fence variety. Turning to celebrity trivia, John Wayne was born in Des Moines. On the business front, Des Moines is farming and insurance dominated with the city being the home of the third most number of insurance companies in the world. If you’re a first time homebuyer raising a family, you could do far worse than Des Moines.</p>
<p>Iowa Real Estate</p>
<p>Iowa real estate is some of the cheapest in the country. A single family home will cost a little over $200,000 on average in Iowa City. The same home will set you back roughly $240,000 in Des Moines. Unfortunately, the appreciate rate for Iowa in 2005 was a disappointing 5.5 percent.</p>

This means that most often you have to look for the communities that offer lakes and hope that the Iowa real estate is still affordable. Most of the communities available in Iowa are generally farming, and agriculture. However you can find some really pretty places to retire in Iowa in the north if you are interested. As for the market, like most of the United States it is seeing a low. Foreclosures and investment properties are really what is available.</p>
<p>Before looking at the general market let us look at the investments you can find. When homes are being foreclosed on that means many individuals are looking to rent, it also means that many investors are able to find properties for a decrease in actual value. <p>When visiting Des Moines, a good starting point should be the State Capitol, which is one of the nation&#8217;s most beautiful public buildings and one of the largest of its kind. The 275-foot main dome is covered with genuine 23-karat gold leaf.</p>
<p>The Des Moines Botanical Center is also of significant beauty. The museum has a permanent collection of more than 1,000 different species of tropical and subtropical plants and cultivars, growing in their natural cycle. Nearby is Adventureland Park, a family resort packed full with over 100 rides, shows, and attractions including some of the country&#8217;s most exciting roller coasters and thrill rides that can challenge the most avid amusement park enthusiasts.</p>
<p>The Iowa State Fair is held annually in Des Moines. Placing a great deal of emphasis on the agricultural industry in Iowa, the fair focuses on livestock shows and sales including competitions for the biggest animals. There are contests including the Big Boar, the Big Ram, the Super Bull, and the Largest Rabbit. One of the most well known features of the fair is the Butter Cow. Each year a cow figure is sculpted from butter.</p>
<p>Cedar Rapids, the second largest city in Iowa, is renowned for its rich history and diverse culture. For those who love the outdoors, Indian Creek Nature Center showcases 210 acres of restored savannas, prairies and woodlands. Iowa is known for its scenic landscape and historic trails found throughout the state. </p>
